Gramercy started as a large C-level suburban garden-style property located in Carmel, repeatedly named one of the nation's best communities. Buckingham worked closely with the City of Carmel to develop a rehab plan for the property that adhered to strict design and amenity standards while still suiting the families that look to call Carmel home. Large floor plans, expansive green space and an ideal location near some of the nation's best schools made this property's potential nearly limitless.

The Challenge? 
Previously known as Mohawk Hills Apartments, the rehab of 548 units in 47 different buildings spread across 117 acres of damaged infrastructure and a clubhouse and amenity package in disrepair without displacing residents was a bit daunting to say the least. Sound the alarm and assemble the troops; all hands on deck. Buckingham assembled a team of development, construction and property management experts and got to work, recognizing the immense challenge and tackling it head on.

The Result?
A two-year full exterior rehab included new building facades, windows, doors, roofing, entryways, balconies, signage program and streetscapes. Additionally, an all-new clubhouse and leasing office were installed, including a state-of-the-art fitness room, resident lounge and display kitchen, internet cafe, outdoor sport court, bike trail, dog parks, playgrounds, sun deck and salt water pool with splash pad. Interior units received new baths, kitchens, flooring, mechanicals, appliances, paint and upgraded fixtures. After a full rebranding to Gramercy, the property was transformed from what was once an architectural eyesore for the City of Carmel to a vibrant community for families to call home. Was working with city officials, third-party investors, 20+ subcontractors, and 1000+ residents over two years challenging? You bet. But this is what we do and we love every second of it.
